The five SIA phases

Strategic planning
We clarify goals, needs and constraints and test feasibility and the fit of site and spatial programme - before the first line is drawn.

Preliminary studies
First massing and concept options, a rough cost and schedule estimate and a check against the building and zoning requirements.

Project design
We develop the permit-ready design with binding material, construction and system decisions and prepare the building application.

Tendering
We prepare the tender documents, obtain contractor offers, compare them objectively and support the awarding of the works.

Realization

Before selling, a sober assessment of the building potential pays off: what the zoning and building regulations allow, what unused capacity exists and how that affects value. Owners who know and can document the potential negotiate from a stronger position - often a short feasibility study alone justifies the effort.
The decisive factors are the condition of the building fabric, the energy starting point, the floor plan and the legal framework. If the structure is sound and the layout remains viable, a renovation is usually more economical and more ecological. If, however, deep interventions are needed or the existing building blocks the potential, a replacement new build can make more sense in the long run. We compare both routes side by side, with rough costs and opportunities.
On request we summarise our advice in a short, clear written recommendation - with the key findings, the options and the next steps. That gives you a solid basis for your decision, for talks with the bank or for a later sale.
Yes. A demolition requires a permit, and depending on the building and municipality, questions of townscape or heritage protection, water and neighbour law and disposal come into play. We clarify early whether protection interests exist and which procedures are needed, so you are not caught out halfway through.
